More short term rentals

Its obviously catching on. We have had the property in Leigh Hall Mews for a little while now that we let out on a nightly basis for holidays or short stay visits. It has proved very popular, has an excellent occupancy rate and has proven what we suspected; that there is a market for this type of property to the type of person that is booking.

We have now been given another property in Leigh on Sea that could prove even more popular. It is a ground floor flat in Sans Souci, a purpose built block of flats in Leigh Park Road. It has 2 bedrooms, lounge/diner, fully fitted kitchen and recently fitted bathroom. It has been fitted and furnished very well with all the required bits and pieces to ensure a comfortable and enjoyable stay, double bed and wardrobes in the master bedroom plus 2 single beds and furniture in the second bedroom meaning it would easily sleep 4. The lounge has a large settee, T.V and dining table with 4 chairs whilst the kitchen has all of the required white goods plus plates, cutlery and everything needed for a take away from one of our numerous outlets or to cook a 6 course banquet if that is your want.

One of the big benefits of the property are the delightful views over Leigh Old Town towards the Estuary making it feel like a proper holiday. Plus there is a small garden area right outside the front door ideal for sundowners or the first cup of tea of the day. There is also the added attraction of allocated off street parking giving you that piece of mind that you are always going to be able to park right outside. Obviously if you were to rent the property all of the bills are included including wi-fi, electrics, heating and council tax and the property is available for just £70 a night.

As I have stated there is definitely a market for this type of short term property and it can be for all types of reasons. Understandably in our lovely town we do get our fair share of holiday makers coming down to take advantage of our beautiful coastline and great facilities. This property is perfect being just a short stagger from the Old Town after one of our numerous festivals or a visit to the pubs and restaurants down there. The Broadway and seafront is also very close, as is the station being just 50 minutes in to London. Just as close as the London-Southend airport!

We also get a lot of people coming down for work reasons on short term contracts that need fully furnished properties for a few weeks or months. We have just had a Southend United loan player in at Leigh Hall Mews property; this was perfect for him as he stayed down for a few days a week, went home for a couple of days during the week and it enabled him to set up a permanent base with all of his stuff rather than having to pack up a hotel room every time he left.

There are also lots of people that are refurbishing their existing properties and looking to move out for a period while the worse of the dirty work is done on their own homes. Having done major works to my own property and lived through it with a young family what a luxury it would have been to be able to go to a clean, fully kitted out flat at the end of the day that you know will be warm, without the wind whistling through tarpaulin walls and dust free. Moving out for a few weeks can make a difference to the budget as well being able to leave the builders to get on with it without worrying that they have to get the power on and tidy up at the end of the day can help to speed things up which can make it cheaper.

Being able to budget in all of these scenarios is very important and having a one off cost that includes everything is very handy. Whether you are visiting on holiday and can then work out what you are going to spend on food or day trips, charging it back to your company you are seconded to for a short term contract or adding the cost to your overall refurbishment spreadsheet.
