Legal Eagle Q & A: Q: I have seen a property advertised that would be perfect for my business, but it’s currently used as a shop and I want to open a bar. Is this is a problem?

Answer: Not necessarily. There are two main factors to consider when looking to change the use of a property. The first is whether the change would be permitted or you would need to make a planning permission application. The second is whether the landlord i.e. the owner of the building, is happy to let you change the use. You should enquire with the Estate Agent as soon as possible with regard to your intentions to change the use to establish whether this will be an issue or not.
