Legal Eagle: Solicitors and Conflict when Buying Property

Q: I have found a house to buy in Leigh on sea and being new to the area, asked the estate agent to recommend a solicitor. He has recommended the same solicitor as the sellers are using as he says that this will make it easier? Is that right?

A: There used to be rules against a solicitor representing both a buyer and a seller of a property but these have now been relaxed. It is a personal decision but you should be aware of a possible conflict if there is a tricky issue. Just be aware that you are probably buying your biggest asset; you want to be sure that your solicitor is looking after your best interest!
